Designed to be looked at. Built to be lived in.

U Residences was shaped by BS Architects VR as two sculpted volumes with a quiet column of light running between them — the form that gives the building its name. Carved window apertures frame the city and the light. Facades in local stone and timber tie it to Crete; clean contemporary lines make it unmistakably new. Inside, the same restraint: stone, oak, plaster and brushed metal — a calm Mediterranean palette that will look as considered in twenty years as it does on handover day. This is architecture meant to age into a landmark, not out of fashion.

Parking, Reimagined

At the ground floor of the building, behind a secure entry, a private six-car parkade houses one bay for every residence — with a rotating turntable platform at its centre. Pull in, the platform turns your car, and you exit facing the right way. No three-point turns. No tight reversing in the old centre. One of the most stressful parts of central life, handled by the building.

The Architecture of the Sun

Designed around the sun.

Every part of U Residences is shaped by how the Cretan sun moves through the year. In summer, when the sun sits high, the deep balcony overhangs shade the glass and keep the interior cool — the homes stay calm without overworking their cooling.

In winter, when the sun sits lower, light passes beneath the same overhangs and strikes the glass directly. The building's heavy thermal insulation holds that warmth inside, so there's almost no heat lost back out. The same architecture that keeps you cool in August keeps you warm in January — without you having to think about it.

Solar, by design.

Above all of it, the roof is covered in photovoltaic panels — generating around 2.8 kW for every residence, with capacity to expand toward 4 kW per home. Any electricity you don't use feeds the building's common systems — the lift, the corridor lighting, the shared spaces — so the building runs itself, in part, on the Cretan sun above it. The point isn't engineering for its own sake. It's that your bills go down. Substantially. Year after year.

Quiet between homes.

The two-volume form of the building does more than shape the façade. Apartments sit in separate volumes, with the central void between them — meaning there are no shared horizontal walls between residences across the building. Sound that would carry through a typical block has nowhere to travel. Inside each home, dense thermal insulation between floors keeps the quiet — and the temperature — entirely your own.

Your own climate.

Every residence has its own dedicated heating and cooling system, served from a private utility balcony attached to that home. That means the shortest possible refrigerant lines, almost no energy lost in transit, and a system that's cheaper to install, cheaper to service, and entirely under your control. If you ever want to add underfloor heating, you can — directly from your own balcony, no shared walls disturbed, no neighbours consulted.

The working parts, out of sight.

The HVAC unit, the boiler, the building's quiet machinery — none of it sits on your view. It lives on the utility balcony, hidden behind a slatted wooden panel that reads as part of the façade. The same space, when you want it, can double as storage or as extra outdoor.

Greener at the ground.

The ground around U Residences isn't paved over. Mature planting wraps the building, and a small public space at the rear opens onto a softer ground floor than central Rethymno usually offers — a calmer walk to your door, more green at eye level, more air around the building.
